I was surprised when I got the cash offer, their rep was great and told me that given my situation I should list, If I listed and I decided to take the cash offer she would have no issue with dropping the listing and commission to sell to KDS.  I knew going in that they were going to give me a few options but figured that they would push the cash offer.

The people at KDS really do care, after we had a failed sale with another so called house buyer who only wanted to get us under contract and keep asking us to lower the price, KDS came in and gave us 3 options. I chose the cash offer and they closed the next week. Wish I had found them earlier it cost me 2 more house payments.
